General Information
Homeowners hold full title to their property. The balance of the land on the estate is “public open space” owned and managed by the Home Owners Association. All roads are paved and services have been in place for some time. Streets are fully lit. Open areas include gardened parkland with benches, bird baths and beautiful trees. A large and well-equipped community centre is clustered together with a clinic, small gymnasium and administrator’s office. The centre has a substantial kitchen for catering for functions during the year.
Homes on the estate vary from 1 to 3 bedroom units with carports or with single or double garages. Floor areas range from 60sqm for the one bedroom semi-detached units, to 260sqm for the larger homes. From an aesthetic point of view, all homes on the estate are very pleasing – no two homes are alike.
Levies are calculated independently for each home based on the floor area.
A Stabilization Fund is maintained through house sales with a contribution from each sale going into the fund, bringing a certain measure of stability to the estate’s financial affairs.
Houses are bought and sold freely by their owners, using local estate agents. All new owners and their tenants commit formally to the conditions of ownership as established in the Constitution and the House Rules.
